Lawn grading is the process of leveling and reshaping the surface of your yard to correct drainage issues, eliminate low spots, and create a smooth, even base. Without proper grade, water pools, grass struggles, and erosion gets worse every season.

Seeding follows the grade work, we prepare the soil, select a seed mix matched to your specific conditions (sun exposure, soil type, traffic), apply it at the right rate, and ensure it has the best possible environment to germinate and establish.

Water Pooling After Rain

Standing water that lingers hours after rain indicates improper grade. Without correction, it drowns grass and invites mosquitoes, fungus, and root rot.

Large Bare or Dead Patches

Patches bigger than a few square feet usually signal soil or drainage problems, overseeding alone won't stick if the underlying conditions aren't fixed first.

Post-Construction Damage

Grass seed needs the right soil temperature to germinate. Seeding at the wrong time wastes money. Here’s how the seasons break down for our region:

Fall (Late Aug – Oct)

We use the right equipment to move and shape soil to the correct slope — typically 2% grade away from structures for proper drainage.

Good Option

Spring (Mar – May)

Spring seeding works but competes with crabgrass and annual weeds. We use timing and pre-emergent strategies to improve results. Also the right window for warm-season grasses.

Generally Avoid

Summer (June – Aug)

Heat and drought stress make cool-season seed establishment very difficult. Summer seeding often fails without intensive irrigation. Grading work can still be done to prepare for fall seeding.

Not Recommended

Winter (Nov – Feb)

Frozen or saturated soil prevents germination. Winter is the time to plan — we can assess and schedule so you're first in line when the right window opens.

How much does grading and seeding cost?
Pricing depends on the size of the area, severity of grading needed, soil conditions, and seed variety. Most residential lawns range from a few hundred to a few thousand dollars. We provide a free, detailed on-site estimate before any commitment, you’ll know the full cost upfront with no surprises.
Most cool-season grasses begin to germinate in 7–21 days depending on seed variety, soil temperature, and moisture. Ryegrass is typically the fastest (7–10 days), while Kentucky bluegrass takes longer (14–21 days). You’ll see a thickening stand over 4–8 weeks. We provide a specific timeline based on your seed mix.
The first 2–3 weeks are critical. Newly seeded areas should be kept consistently moist — typically light watering 2–3 times per day for short durations. We’ll leave you with a detailed watering schedule based on your conditions and the time of year. Once germinated and established, watering frequency drops significantly.
Overseeding works great for thin turf that still has a solid base and good drainage. But if you have drainage issues, significant bare areas, or uneven terrain, overseeding is a temporary fix at best. We’ll tell you honestly during the estimate whether you need full grading and seeding or if overseeding is sufficient for your situation.
We take care to protect existing beds, hardscaping, and plantings. Grading work stays within the lawn area. Any concerns about specific areas, tree roots, landscape borders, irrigation heads, are discussed and documented during your estimate before work begins.
